Searching for an innkeeper for our established Bed & Breakfast in Manteo, North Carolina.

Located in the heart of the Outer Banks, NC in downtown Manteo along the waterfront within walking distance to restaurants, galleries and other downtown attractions, the Inn consists of eight guest rooms (all with private entrances and bathroom) and two small cottages.

Looking for a dependable, energetic, hardworking, healthy, honest, handy, flexible, enthusiastic, intelligent and friendly Innkeeper with excellent customer relations skills. This person will wear MANY hats and the ability to adapt and get things done is a must! This position would be responsible for the day to day operations of the business including:

-Managing reservations and responding to inquiries via online platforms, telephone, email, and walk ins, all of which are in place and function as the Inn’s main source of inquiries and reservations

-Greeting guests and completing check in process/collecting payment/assisting them to their room. Providing local recommendations and direction

-Responding to all guest requests, including after hours phone calls (24/7 phone coverage is essential)

-Preparing and serving breakfast each morning (Continental)

-Manage small housekeeping staff and may be required to occasionally refresh or turnover guest rooms.

-Manage laundry, folding, organizing linens, some ironing

-Small property maintenance (change light bulbs, replace shower head, etc.)

-Monitoring of supplies and some ordering/shopping

-Any interest or ability to participate in market development, creation of seasonal packages, additional offerings and add-ons, and other creative marketing initiatives welcomed!

-Must understand and be able to work each department when necessary

The property currently operates as a 10 month business, March 1-January 1, although peak season is April to October. Innkeepers will be expected to work throughout the peak season, with 1-2 non weekend/holiday days off per week. Please note: weekends and holidays are our busiest time! More flexible downtime is possible in the non-peak months. The current owner / operators will live on site, and can support/ fill in during breaks as needed. The new innkeeper will live on site in a 2 bedroom, one bath full apartment that is located on property but not attached to the inn.

Ideal Candidate will have:

-A minimum of two years in a B&B, inn, small hotel, or unique lodging type of property.

-Management Experience – minimum of two years in a B&B, inn, small hotel, or unique lodging type of property.

-Computer knowledge Microsoft Office, hotel management systems/Resnexus/Cloudbeds

-Business minded with the ability to drive business and increase occupancy

Henderson State University(HSU) – is seeking a management company to manage the entire operations of The Captain Henderson House (CHH) B&B, located in Arkadelphia, Arkansas. http://hsu.today/henderson-house/ The Captain Henderson House began as a family cottage in 1892 to the fruition of the majestic 9000 Square foot Mansion conceived by Captain Charles Christopher Henderson. In late 2000 and early 2001 it was meticulously restored to its original grandeur and soon became the Premier Bed and Breakfast of Arkansas. It was named to the National Register of Historical Places, and, was also featured in the March 2005 edition of Southern Living. The CHH consists of eight guest rooms, each with their own private bathroom. Six guest rooms upstairs and two guest rooms downstairs. The downstairs also offers a parlor, music room, sun room, conference room, dining room, two public restrooms, the office and a commercial kitchen. Upstairs includes a guest “kitchen” providing snacks, cold/hot beverages with sink and ice maker. And, the housekeeping laundry facilities.

Operations of the CHH Bed and Breakfast includes day & evening staffing (housekeeping, cooking, interior general maintenance; air filters, light bulbs, all supplies, all food items, electrical, plumbing and interior heat/ac, and light exterior maintenance & landscaping, etc.), and marketing/advertising. All work is to be performed at the highest standards to maintain the original grandeur of the house, and to the satisfaction of HSU. Holiday decorating is to be expected; Christmas and Thanksgiving especially. Exterior HVAC (boiler & chiller), Heavy exterior maintenance and Mowing will be contracted by HSU. ·Guest Experience

Consistently message the staff's core responsibility to provide a superior guest experience through positive interaction and attention to detail.

Provide hands on problem solving and trouble to ensure that the Sage Hill guest experience is first class.

· Staff Management

oCreate a work environment that capitalizes on the unique atmosphere of the Inn, provides staff with a sense of ownership in providing service, and is fun.

oManage and develop hotel staff to ensure superior retention and career progression/development.

oHold regular meetings with staff, both individually and collectively.

oMaintain a consistent program of recruitment/talent identification.

·Business/Financial Responsibilities

o Responsible for the preparation, presentation and achievement of the hotel's annual Operating Budget, Marketing & Sales Plan and Capital Budget. Create long and short term strategic plans for the Inn.

oManage the P&L of the hotel, ensuring revenue and guest satisfaction targets are met and exceeded while managing cost structure.

oEnsure that monthly financial outlooks for Rooms, Food & Beverage, Admin & General are on target and accurate. Work with accountant to prepare monthly financial reporting for owners.

oManage the hotel website, marketing, pricing and distribution through online and traditional travel agencies.

·Managing the Inn's Growth

oLead all expansion efforts including ongoing refurbishment and current/future capital projects. Provide both financial and operational management of all expansion.

oAnalyze, design, and develop additional service opportunities including expanded wedding and business retreat services.

QUALIFICATIONS

The ideal candidate is a seasoned, creative, energetic, patient, and positive hotel professional with outstanding management and customer service skills. This person must thrive on hands-on management of the Inn; while "desk work" is absolutely necessary, success in this role requires someone who loves to roll up his/her sleeves and be involved in all aspects of running the Inn, managing the staff, and providing world-class service.

EXPERIENCE:

·At least 10-15 years experience in the hospitality industry, including significant experience in upscale properties.

·Experience with larger brand high-end properties as well as smaller/boutique hotels and spas a plus.

·At least five years experience as either a General Manager, F&B Manager, or Operations Director. Experience managing budgets and a P&L a necessity.

·Experience in both food and beverage and hotel operations is preferred.

·Candidates must have experience with property management systems (Micros, Opera, Evivo, etc.).

·Experience managing website presence, social media, reputation, and distribution through channel partners such as Expedia and Booking.com.

·Experience employing a variety of marketing and public relations activities and vendors.

EDUCATION:

Bachelor's Degree expected, a degree in hotel management is a plus.
